Real estate is a rare sector in India that has attracted more than a billion dollars in private equity money year after year for the past decade. There is a huge demand-supply gap in the residential market while a fast-growing economy has created a tailwind for commercial and industrial property development, thereby making a case for an investment opportunity.

On the other side, a slew of policy initiatives over the past few years have infused a fresh hope. Be it the thrust on providing housing for all by 2022 and supporting measures to boost affordable housing, opening a window for new fundraising and boosting liquidity in the system with Real Estate Investment Trusts (REIT),

strengthening the governance process with the Real Estate Regulatory Authority, the sector has clearly been under focus. It has also seen a few pan-India developers emerging in a business that has traditionally been a localised or regional affair given the nuances of navigating the regulatory hoops.

Yet, several challenges are restricting the developers and the investors from tapping into the opportunities. To map out the investment and business opportunity in the sector, deliberate on the regulatory norms and what needs to be done, and discuss the emerging themes in the sector, VCCircle is organising its debut edition of the Real Estate Investment Summit.

Ankur Gupta

MD, Real Estate, Brookfield Asset Management

Ankur Gupta is a Managing Director in Brookfield’s Property Group and Head of Real Estate business in India, responsible for all aspects of property business in the country including strategy, investments and asset management.

Mr. Gupta has held numerous senior roles within the firm. Previously, he was a senior member of Brookfield’s property investments team in New York where he was involved in investments and financings totaling more than $25 billion including IDI Logistics, Capital Automotive REIT, Associated Estates, Rouse Properties and Forest City Realty Trust.  He has also overseen the establishment and growth of Brookfield’s real estate business in India through three large portfolio acquisitions totaling more than 25 million SF and setting up of Brookfield’s operating team in the country.

Mr. Gupta has more than 12 years of experience in Real Estate. Prior to joining Brookfield in 2012, Mr. Gupta worked for a leading real estate development firm.

Mr. Gupta received his MBA with Dean’s Honors from Columbia Business School and holds a Bachelor of Technology in Chemical Engineering from the Indian Institute of Technology, Bombay.

Murali M

Chairman & MD, Shriram Properties

An alumnus from the prestigious Harvard Business School, Mr. Murali Malayappan is the Managing Director of Shriram Properties. Born in Pudukottai, Tamil Nadu, he first started out his career as a civil engineer. His talent and skill soon caught the attention of Shri.R.Thyagarajan, founder and Chairman of Shriram Group. Under his leadership, Shriram Properties grew to even greater heights.

Through a foundation of trust, transparency and credibility, he has been instrumental in growing the business exponentially. But for him, the biggest focus is to make Shriram Properties the most trusted property developer in the industry. As one of the biggest property developers in India, his objective is to make the 'Housing for All' mission a reality. Mr. Murali Malayappan, MD of Shriram Properties, also frequently participates in several national and international seminars and has delivered guest lectures at premier business schools like IIM, Bangalore. He is a former member of governing real estate bodies like CREDAI and industry forums like CII and FICCI. He is also actively involved in various social welfare programs to help the blind, differently-abled, underprivileged children, and the destitute through NGOs like Give Life, Chennai.

Vipul Roongta

MD & CEO, HDFC Capital Advisors Ltd.

Mr Vipul Roongta is the Managing Director & CEO of HDFC Capital Advisors Ltd, investment manager of the largest affordable and middle-income housing fund in India. Vipul manages more than US$ 1 billion and focuses on providing long term equity and mezzanine capital to the real estate sector.
 
Prior to setting up a dedicated platform for investments in affordable housing, Vipul was heading the investment team at HDFC Asset Management Company Limited (HDFC AMC), where he successfully raised and deployed over US$950 million in the real estate private equity sector in India. The fund was awarded “Best Real Estate Fund” in India for 3 years in a row from 2013 to 2015 and “Real Estate Fund of the Decade” in 2016 by CNBC-Awaaz. Prior to HDFC AMC, Vipul was part of the core team that set up one of the first Indian real estate venture funds under HDFC Property Fund.  
 
Mr Roongta has cumulative experience of more than twenty years in the real estate sector and has managed real estate investment funds in excess of US$3 billion. Outside of work, Vipul loves to travel, is a food enthusiast and runs a food club in New Delhi.

Mr Roongta has been honored with some important awards, the leading one being the fund manager of the decade in 2016 by CNBC Awaaz.

Sharad Gohil

Managing Director, IndoSpace Capital Advisors Pvt. Ltd.

Sharad Gohil joined IndoSpace in 2015, and currently oversees asset management across the platform. He has over 18 years of experience in real estate, specializing in asset management and investments across the core, value add and development real estate sectors in the UK, Europe, and India. Sharad has previously worked for Apollo Global Management Real Estate Funds in Europe, Asia Pacific and India, as well as, Citigroup Property Investors Asia Pacific, AXA REIM and The Portman Estate in the UK.  

Rohitashwa Poddar

MD, Poddar Housing & Development Ltd.

Mr. Rohit Poddar is the Managing Director of Poddar Housing and Development Ltd., a Bombay Stock Exchange listed Public Limited Company promoted by the Poddar family of The Poddar Group. Mr. Poddar is also a fellow of the Aspen Institute India for the India Leadership Initiative focusing on business ethics and was also voted one of the 200 Global Young Leaders by Asia Society in 2010.

He has been a part of the Poddar Group since 1995 handling various businesses such as automobile tyre manufacturing, textile and apparel manufacturing and organic farming. He cofounded the Organically Grown brand in the USA in 2005 which is an organic lifestyle brand. Mr. Poddar is the visionary behind the affordable housing venture for the Poddar Group which was flagged off in 2009. He is a Director in several of the Poddar Group Companies.

By education, he is an Engineering and Management Graduate. He holds BSc. (Hons) in Civil Engineering and BA in Business Management from Kings College London, UK.

Mr. Poddar is an avid sportsman with special interests in tennis, golf, running and skiing. He is also an avid ‘Iyengar Yoga’ practitioner.

Rajesh Krishnan

Rajesh Krishnan is the founder of Brick Eagle, a pioneer in the Indian Affordable Housing market. Started in 2011, Brick Eagle has been amongst the first to identify, understand and deliver on the needs of sustainable housing solutions for the urban poor in the country.

The Company is passionately focused on ‘Housing for All’ and also runs an Incubator to support entrepreneurs serving the Affordable Housing Sector.

Under Rajesh’s leadership, Brick Eagle has incubated 6 developers and 7 service providers focused on the Affordable Housing sector. Brick Eagle is now collaborating with Niti Aayog to set up an Atal Incubation Center to promote businesses that address the challenges of urbanisation.
